Junk mail on the Internet. Got a phone?


Several years ago when the Internet was "introduced" real estate agents began to migrate to websites to display their listings and comb the web for buyers.  In fact, there is now every conceivable opportunity to look at homes on the web, now called Web 2.0.  But here is my challenge:  Are you really any better off?

 
In the "old days" real estate listings were published in a book each week and buyers had to pour over pages for small print to find possible houses.

Then the Internet allowed us all to see things quickly and easily anytime, anywhere.  But consider what it has also brought us:  clutter!

How has email made things simpler?  Does your Inbox have too much stuff each day?  Do you spend some time every day adding people to your blocked senders list and deleting things?  Of course you do.  Email has now suffered the same fate snail mail did, that is "junk mail".  In fact your first task when going to your mailbox is to stop at your recycling and throw most of the stuff out.

How about your home phone...if you still have one?  Many people don't even answer the phone any more since it is plagued by robo-calls that are not policed by the DNC list.  They just let the phone go to the answering machine (if they still have one) and sort out what messages they want to hear at a later time.

So based on these two things, why would a buyer prowl the Internet signing up on every website only to have the results be lots of information they don't want?  All the information comes from the same MLS database.  IT IS ALL THE SAME INFORMATION.

Every website, whether it be personal, corporate, Realtor.com, Homes.com, Zillow, Trulia and on and on...are all providing the same information.  The ONLY difference is the display format and some companies are spending a fortune to try and display it attractively.  So what do I suggest?  Stop searching for houses and instead search for an agent.

A great agent has tools and software that are better than anything offered on the web.  A great agent knows the market, both geographically and financially.  A great agent knows how to communicate and I don't mean tweeting.

Now here is the really crazy idea:  If you are really serious about buying, how about calling someone?  I know this is a radical idea but you can test their effective with a simple call.  If you don't get a return call within say an hour or two, just move on to another agent.  Hey, getting an automated email response to signing on to a website telling you how important you are is not communication.


Just have a real, old-fashioned phone conversation with someone and see what you think.  Every agent would rather have a conversation with a truthful buyer than waste time chasing Internet leads around or calling them every day.  So tell the agent exactly where you stand in terms of your purchase.  Then let them send you appropriate listings.  The irony is that you may not be able to reach someone, even though everyone has a phone everywhere.  So if you can't reach them on the phone you can cull them off your list.

Let's face it, given a chance everyone pushes the "0" button to speak with a Customer Service Representative so do the same when looking for a home.

Jupiter Farms sold on Sept. 17

Jupiter Farms, the famous equestrian area, is located about 10 minutes west of the Town of Jupiter.  Here residents are unfettered by restrictive HOA covenants and enjoy the freedom this brings with it.  I moved from Tequesta out here about 12 years ago and love my 1.5 acres.

This house just sold here in the Farms after about 9 months on the market.  It is a 3/2.5 with about 2,000 square feet under air and was a short sale.  It sold for $ 232,000 and does not have a pool.

Since Jupiter Farms and our western communities are such large areas, there are always plenty of properties on the market. Right now they range in price up to nearly $ 10,000,000 for an estate in Ranch Colony.

Jupiter Farms homes, a recent sale

Jupiter Farms is a dedicated equestrian area on the western side of the Town of Jupiter.  Here homes sit on 1.25 acres so residents have room for horses or just some space between them and the neighbors.

This 4 bedroom, 3 bath house with nearly 2,300 square feet just sold on Sandy Run, one of the prettiest streets in the Farms.  It was listed at $ 289,000 and sold for $ 250,000.  It was built by Jim Monde, one of the early builders of homes here in the Farms.

This house also had a 2 stall barn in the back, a screened pool and Hickory floors and cabinets.  However, it was a short sale.

Jupiter Farms homes for sale, market update

Jupiter Farms is a great place to raise a family.  Located just 10 minutes west of the Town of Jupiter, homes here are on 1.25 acre lots and offer plenty of room to do exactly as you please.  In fact, when thinking of Jupiter Farms you should think FREEDOM!  And yet you are still just 15 minutes from our great beaches.

On August 14, there were only 97 homes on the market here priced from $ 9.8 million to $ 127,500.  Actually, the $ 9.8 million dollar home is in Ranch Colony, but still they enjoy the same freedom and open spaces as the Farms.

Right after the boom, there were near 200 houses for sale out here so you can see this might be the best time to get your house sold.  Going back to the listings for a minute, if you take out the highest and lowest priced homes you find the median price is just under $ 400,000 for a 2,500 square foot home.

Sonoma Isles: Jupiter Farms gets new DiVosta homes

Jupiter Farms, a semi-rural area west of the Town of Jupiter, is slated to get around 300 new DiVosta homes soon.  Just west of the Florida Turnpike is a parcel of land where cows once grazed. WCI, a builder casualty of the boom gone bust period here, owned the land and sold it to Toll Brothers and the Jupiter Country Club was built.  Except that there wasn't quite enough room on the south side of Indiantown Road for everything they wanted or needed to build so they bought a key hole shaped parcel on the north side to build the clubhouse and three golf holes.  The surrounding land remained fallow.  Enter DiVosta.

Several decades ago Buzz DiVosta started his company, Berg and DiVosta and began building condos using a repetitive formula.   This area is peppered with DiVosta condos.  Then they began building houses using a similar formula.  No variations were allowed to the floor plan, only the upgrades.  You couldn't even change colors on the exterior.  If you wanted your house yellow, you had to buy the one they offered in yellow since no changes were allowed.

A couple of years back, Pulte homes paid a reported $140 million for DiVosta.  They are currently building Windsor Park in Abacoa, Jupiter.  And now the company plans to build around the parcel Toll Brothers owns.  It is called Sonoma Isles.

Jupiter Farms residents have long protected their idyllic lifestyle on large home sites and the threat of more building is always met with an uneasy feeling.  While it is true that Riverbend Park provides a buffer for the Farms from too much development, the Farms residents can always feel the pressure of developers breathing down their necks.

Jersey Giants coming to the neighborhood

Sustainability is a big thing these days.  People are growing more food in their gardens and everybody is interested in backyard chickens.  I have kept chickens for 6 years since I sold a house here in Jupiter Farms and found a place for their play set, rabbit, pool and some other things, but could not find a home for their chickens.

So, I took them.

6 years and 19 birds later I am still at it.  And I'm always meeting people who want to get some birds and need advice on the care and feeding thereof.  My girls produce about a dozen eggs a day.

Chickens can be fascinating friends.  They are very social and curious and will hang around you every time you are in the yard if you will let them.

About a year ago, my new neighbors moved in with 2 horses, 2 miniature donkeys and a couple of chickens.  Well, they did not have the sturdiest of cages and the local predators soon gave them a personal invitation for dinner.  So they are replenishing the flock... with Jersey Giants.

Jersey Giants were originally bred to replace turkeys.  In fact, the roosters can get to 17 pounds.  They are docile and friendly by nature and good layers and breeders.  You see, in the world of chickens, each breed is known by these characteristics.  Just like any other animals be they horses, dogs or humans.

However, roosters do crow.  Loudly.  And at all hours if they feel like it.

So for the next few months while the chicks are growing all is quiet.  Roosters can't crow until they are mature.  Then they have to "find" their cock-a-doodle-do by practicing.

So I guess we are in for some crowing.  But if they breed, and the roosters always do their part it's the hens that don't sit the eggs (called broody) maybe there will be some extra birds that can cross the fence and come live over here.

Jupiter Farms, Landowners Family Day 2012

Jupiter Farms provides a great quality of life.  There is plenty of room to own and ride a horse, a community park, wildlife and song birds everywhere and something in short supply these days, peace and quiet.

People move to homes in Jupiter Farms to escape the zero lot line communities built during the real estate boom here in the early 2000's.  Here in Jupiter Farms we like to say hi to our neighbors, but from a distance not by bumping into them in the driveway.

Each year the water control district hosts a Landowners Family Day where there is music, bar-b-que, a petting zoo and more.  Take a look at the fun we had this year.

Jupiter Farms Landowners Family Day this Saturday

Jupiter Farms is a great place to live. I've been here 12 years and raised by boys here, along with miscellaneous animals. If you don't like looking out your window and seeing an neighbor right there, Jupiter Farms real estate might be the place for you. Yesterday, as I pulled up in my driveway I looked out the window and saw a small rabbit. If you like to be surprised by wildlife in your yard or out your window, Jupiter Farms real estate might be for you. Every day I see horses either walking down the street or along the easement behind my house. If you like horses, Jupiter Farms real estate might be right for you. Jupiter Farms has a special rural, community charm that is lacking in our zero lot line communities.

Out here we like our neighbors, but we like them at a distance. We like to be able to call down the street to them, not say "Excuse me" when you bump into them in the driveway. And part of the charm here is the annual Landowners Family Day hosted by the water control district. This year's event will take place on Saturday from 11:30 to 2:30 right here in the Farms across from the old Burt Reynolds ranch on Jupiter Farms road. Time to trim the trees

Jupiter Farms is a great place to live!  We have no restrictive HOA rules, plenty of room to ride and quarter horses or backyard chickens (try that in Abacoa!), plenty of wildlife and lots of trees.  Although the hurricanes of 2004, Frances and Jean, took down hundreds if not thousands of trees, we still have plenty and since the power wires on not buried out here, the trees have to be trimmed periodically.

So one of the largest companies that handles clearing for utility lines has been working in the Farms.  Today, I watched from my home office as they trimmed the pines that line the front of my house.

This crew was very efficient and stopped, did their work and were gone in probably under 30 minutes.  I watched in amazement as the trimmer maneuvered his bucket between the power lines to get to my trees.

Jupiter Farms morning

Jupiter Farms is a dedicated equestrian area of about 16 square miles just west of the Town of Jupiter.  Homes for sale in Jupiter Farms are on sites of 1.25 acres or more.  In fact, in our neighboring community homes for sale in Ranch Colony sit on up to 20 acres.

Morning is beautiful here in the country.  During an early morning walk you will hear the air filled with songbirds and since backyard chickens are gaining popularity you can hear roosters near and far.  And since there are no restrictive homeowners association covenants here so once in awhile you can hear a donkey braying.

Cold front pushing thru the Farms now

Here in Jupiter Farms we live in Big Sky country.  So when foul weather approaches we can see it coming from a distance.

This winter we have had exceptionally warm temperatures.  In fact, the high today was predicted to be 81.  But that was before this cold front came through.  When we get a cold front the states to our north sometimes get tornadoes.  

Last winter we had exceptionally cold weather and we saw a lot of cold damage to our tropical vegetation.  Still, cold for us is not cold by northern standards.  So if the temperature drops into the 50's or 60's it's really OK and usually returns to the 70's by day three.

Then it is back to the golf courses and beaches...which is exactly why we live here.  I have lived in Jupiter and enjoyed the beaches for 22 years.  Jupiter Farms is the hidden jewel in Palm Beach County and yet only 15 minutes from the ocean.
